Can you tell us a bit about your professional background and what led you to join Square Sense?

Certainly. I am an architect, real estate economist, and chartered surveyor with 25 years of experience in the real estate business. Throughout my career, I have acquired extensive knowledge and skills in various areas of the real estate industry, from asset management to valuation and data management.

My interest in data-driven decision-making and my passion for innovative technologies ultimately led me to Square Sense. Square Sense offers a unique platform that elevates data integration and analysis in the real estate sector to a new level. The opportunity to work with a leading company in this field and contribute to the development of such technologies convinced me to join the team.

How has your previous experience prepared you for the role of Head of Germany at Square Sense?

In recent years, I have focused intensely on data management and visual analytics. In an increasingly digital world, making informed decisions based on data is becoming ever more critical. By applying advanced data analysis tools and techniques, I have achieved significant improvements in efficiency and accuracy, whether in property valuation or process optimization.

Additionally, my roles have often required strategic leadership and cross-functional collaboration, both of which are essential for leading a national division within a global company. I have successfully managed teams, overseen complex projects, and built strong relationships with stakeholders, which will be crucial in steering Square Sense’s growth and presence in Germany. 

What are your primary responsibilities as the Head of Germany at Square Sense?

As the Head of Germany at Square Sense, my primary responsibilities include developing and executing the business strategy for the German market. This entails identifying and capitalizing on market opportunities, ensuring effective operational performance, managing and nurturing the local team’s growth, and fostering key client relationships. Additionally, I am accountable for driving company growth in Germany by establishing new business partnerships and expanding existing business relationships.

How do you plan to integrate Square Sense’s values and culture within the German market?

My extensive career in the real estate industry, which spans both the investor and landlord side as well as the corporate and tenant side, provides me with a comprehensive understanding of the diverse needs and requirements of all stakeholders involved. Having spent the last nine years at Savills, where I was responsible for the Occupier Services division, I have closely observed the evolving demands of users, particularly in the context of the pandemic and the rise of mobile and hybrid working models.

To effectively integrate Square Sense’s values and culture within the German market, I plan to leverage this deep understanding of both sides of the market. Square Sense values innovation, transparency, and data-driven decision-making, which align perfectly with the current needs of the German real estate market.

How important is the German market in Square Sense’s overall international growth strategy?

The German real estate market is pivotal to Square Sense’s international growth strategy. While other markets, such as the UK, are also crucial and integral to our European expansion plans, Germany stands out due to its position as one of Europe’s largest and most stable real estate markets. It boasts a diverse range of high-quality office and commercial properties, coupled with a strong demand for modern, technology-driven solutions.

How do you see the PropTech landscape evolving in Germany over the next few years?

In the next few years, I foresee the PropTech landscape in Germany evolving significantly with increased adoption of technology across real estate operations, digitalization of processes like leasing and sales, the emergence of new innovative solutions, a strong focus on sustainability, and growing collaboration between traditional real estate and tech companies. We observe that worldwide investment in PropTech is growing significantly, with Germany being among the top three countries in terms of investment.

What unique challenges and opportunities do you foresee in the German real estate market?

In the German real estate market, we face both unique challenges and promising opportunities. The industry has historically enjoyed prosperous times, which may have led to less urgency in preparing for future challenges. It is traditionally seen as conservative and less dynamic compared to other sectors.

Challenges include navigating complex regulatory frameworks, adapting to demographic shifts, and meeting increasing demands for sustainability and energy efficiency.

However, there are numerous opportunities in the market. Technological innovations such as PropTech solutions promise efficiency gains and enhanced customer experiences. Germany remains an attractive destination for international investors, offering opportunities for capital inflows and large-scale property developments.

How do you plan to leverage data and technology to enhance the performance of real estate assets in Germany?

To improve property performance in Germany, we plan to leverage data and technology in several important ways. Firstly, through data-driven decision-making, we will utilize robust data analytics to gain insights into market trends, tenant preferences, and operational efficiencies. Secondly, through the integration of IoT sensors, we aim to optimize resource utilization, reduce operating costs, and improve sustainability. Thirdly, we will implement data-driven risk assessment models to identify and mitigate potential risks in property operations. These integrated efforts aim to strengthen tenant engagement, minimize vacancy risks, and enhance property attractiveness in competitive markets. Through the strategic use of data and technology in these areas, we aim to improve the operational efficiency and financial performance of properties, deliver superior tenant experiences, and achieve sustainable growth in the German market.

What role do you see sustainability and environmental performance playing in your strategy?

To effectively enhance the sustainability and environmental performance of our real estate assets in Germany, we prioritize precise occupancy measurements and efficient space utilization. These elements are crucial for dynamically responding to changes and optimizing our strategy. A pivotal component of our efforts is the implementation of the SMaRT (Sustainable Management of Real Estate) Score, a certified assessment method tailored to user-specific needs. Square Sense is accredited and has successfully applied this methodology in multiple properties across Germany.

How do technology and AI factor into your plans?

Technology and Artificial Intelligence (AI) play a pivotal role in our strategic plans to optimize real estate assets in Germany. A significant part of our initiative involves leveraging AI-powered SaaS-platforms, which currently manage over 2.5 million square meters across more than 16 countries. These SaaS-platforms generate alerts, reports, and analyses based on real-time data.

By harnessing technology and AI in these strategic areas, Square Sense positions itself as a leader in the real estate market, driving efficiency gains, mitigating risks, and supporting long-term growth through innovative solutions.
